Conestoga Mall will be transformed into a modern, vibrant mixed-use development. In its existing form, Conestoga Mall spans over 550,000 square feet of enclosed retail space. Along with all the existing parking lots, utilities, and drive lanes, over 300,000 square feet of the existing mall will be demolished. In its place, we’re constructing over 300,000 square feet of new exterior facing retail stores, restaurants and retail concepts, a 5-story hotel, and a new high-density apartment development.

Conestoga Marketplace. Conestoga Mall was originally constructed in 1972 and served as central Nebraska’s premier retail destination for decades! We felt it was important to maintain Conestoga’s original namesake, but with the addition of “Marketplace” — a place which will serve as a vibrant mix of retail, commercial, residential, hospitality, dining and entertainment uses.

The estimated cost for the Conestoga Marketplace project is over a quarter of a billion dollars.

Conestoga Marketplace will include over 15 national retailers, including a new to market Target! Stay tuned for upcoming announcements about existing tenants and future users.

Conestoga Marketplace will be a modern-era mixed-use development, where residents of Grand Island and the neighboring communities can live, work, shop, dine and play. Once completed, Conestoga Marketplace will include a mix of retail, commercial, entertainment, dining, hospitality and high-density multi-family housing.

Numerous communities across the United States are struggling with what to do with their dying malls. The significant vacancies, including all four anchors (Sears, JC Penny, Younkers, Dillard’s), deterioration and lack of investment are all too common when it comes to these dated assets. However, these assets tend to be positioned on the community’s most valuable areas. This certainly holds true for Grand Island and the Conestoga Mall, with the primary retail trade area being Hwy 281 and 13th Street.

Conestoga Marketplace will revitalize this important trade area and convert an otherwise functionally obsolete parcel into a major community asset!

Portions of interior demolition have already begun with exterior demolition commencing April 2023. Construction and site work will be in phases to allow a number of existing retailers to remain open and operating through construction. Portions of the 50-acre project, including the new northern 150,000-square-foot retail center, will open in 2024, with the remaining site work completed in 2025.
